A Queensland housing community catering to those who enjoy the RV lifestyle and own large motorhomes is close to fruition.

Work has started on Queensland's first RV-focused residential community, a 210 home housing estate on the Fraser Coast catering to the needs of the over 50s, grey nomad population.

The RV Homebase facility has been designed from the ground up to cater for caravan and motorhome owners, and will offer residents a low maintenance, six star energy rated home, with the ability to park a full-size caravan or motorhome undercover alongside their home, connected to power, water and a dump point.

In addition, residents will have unlimited access to RV focussed facilities, including a high tech RV wash, an RV hobby workshop, happy hour hut, outdoor kitchen and fire pits, as well as other facilities including a 25m heated lap pool, fitness centre, bowls rinks, community centre/dance floor, and dog park.

"Caravan and motorhome owners have long struggled with integrating their RV with their lifestyle, and juggling the logistics of managing their residential home while travelling, and our village has been designed to eliminate many of the traditional headaches the grey nomad community faces," said Chairman of RV Homebase Fraser Coast Peter Shadforth

"We have worked closely with a full team of design and building professionals to master plan a village that actively supports the RV lifestyle, and provides meaningful solutions to real world challenges like undercover RV storage, home security while travelling, RV cleaning and maintenance, end even routine tasks like mail forwarding and lawn mowing," he said.

House packages start at $285,000 for a one-bedroom house, while three-bedroom houses start at $334,000.

WORK is under way on one of the most ambitious projects to hit Maryborough in years, a $73 million RV Homebase that will create 210 homes in a residential village designed to support the country's swelling grey nomad population. 

Project manager Barry Rawlinson announced yesterday that contracts worth $3 million had been awarded to Hervey Bay contractors VDM Construction Bellero, as work to shift 50,000 cubic metres of earth was stepped up. 

Up to 100 people will be employed on site at the corner of Iindah and Teddington roads during the next three years, MrRawlinson said yesterday. 

"It's not unique throughout the world but it's the first of its kind in Queensland," he said. 

"RV Homebase will offer a base for Australians over 50 who are trailing the nation's highways and byways. They will be able to park their caravans or motorhomes at Tinana and live the high life, taking advantage of a string of leisure facilities that would compare well with some of the world's finest resorts." 

"This is where you come back to when you've finished your travelling for the year," Mr Rawlinson said. 

"It will be a community of like minded active retirees joining in social activities. The first 12 houses are expected to be completed by January 2011, with a community centre also well underway. 

Each house will take eight to 10 weeks to finish, using a panel building system designed by Hervey Bay-based Eco System Homes. "Most people will sell a house offar greater value to move into a property here."

Peter Shadforth, chair of RV Homebase, was clearly excited about the prospect, with a 365-day happy hour hut one of many factors bringing a smile to his face.

Mr Shadforth, who hails from the Sunshine Coast, was also delighted a Fraser Coast firm had won the first major contract for the project and highlighted the significant benefits that would flow.

"The RV Homebase project will create significant opportunities, local investment, regional visitation and national exposure for the area," he said.

"It is one of the largest and most far-reaching projects commenced in the Fraser Coast region for years.

"We have worked with a local eco design team from inception.

"We are investigating heavily upfront in facilities and infrastructure and we plan to build all our homes on-site so there will be extensive immediate and ongoing opportunities for trade suppliers and sub-contractors over the projected three to four year timeframe."

RV Homebase is designed from the ground up to cater for caravan and motorhome owners and will offer residents a low maintenance, 6-star energy-rated, eco-friendly home with the ability to park a full size van or motorhome undercover alongside their home.

Residents will have unlimited access to $3 million worth of RV focused services, including a high tech van wash, a happy hour hut, outdoor kitchen and a 25m swimming pool.

A bowls rink, hobby workshop, half-court tennis, fitness centre, three-hole pitch and putt golf course, off-leash dog area, dance floor and walking trails will also be incorporated into the plan.

Project manager Barry Rawlinson said the Tinana site, five minutes from Maryborough CBD, was ideal but not easy to uncover.

"Finding the right paddock with the right zoning was crucial and we had to be able to buy at the right price," he said.

"It's an incredibly good-looking site."

More than 60 investors, mostly Coast-based, have poured $10.215 million into the venture, over-subscribing the capital raising by some $2 million.

Work will start next month on RV Homebase Fraser Coast, a $70 million venture to build 210 homes that allow owners to park their RVs or caravans in fully serviced undercover ports.

Peter Shadforth, chairman of the Forest Glen-based RV Homebase, said investors had recognised the potential of a residential village which supported Australia’s 390,000 strong caravan and motor home community.

Winnebago city, coming soon to a spot near you -> Two Sunshine Coast businessmen are seeking $14 million from investors to fund RV Homebase Fraser Coast, which will offer US-style caravan and motorhome housing estates around Australia. Richard Winten, a former managing director of Sports Direction, says the estates will provide housing with oversized garages to accommodate the large vehicles used by so-called 'grey nomads.' The Campervan & Motorhome Club of Australia says it now has over 55,000 members, and RV Homebase will join another company which is offering such accommodation in NSW, Casino Village RV Resort.
